Wynwood Grand EC: 12 questions buyers ask most

Straight answers on price, launch date, eligibility, the 5-year MOP window, schools and the RTS Link — with estimates clearly labelled. Last updated 10 July 2026.

What is Wynwood Grand EC?

Wynwood Grand is an upcoming 99-year leasehold Executive Condominium by City Developments Limited (CDL) at Woodlands Drive 17 in District 25, expected to yield around 420 units (est.) in three- to five-bedroom layouts. It is the first EC to launch in Woodlands since Northwave in 2016 and one of only five remaining ECs governed by the pre-May 2026 rules.

Where is Wynwood Grand located?

At Woodlands Drive 17, at the junction with Woodlands Avenue 1, directly beside the Woodlands Health Campus and fronting the Woodlands Healing Garden. Woodlands South MRT (TE3) on the Thomson-East Coast Line is an estimated 5–8 minute walk away (verify with OneMap).

Who is the developer of Wynwood Grand?

City Developments Limited (CDL), through CDL Divine Pte. Ltd., which won the Government Land Sales tender in August 2025 for S$360.9 million. CDL's recent ECs — Copen Grand and Lumina Grand — both sold strongly at launch and validated their pricing at resale.

What is the expected price of Wynwood Grand EC?

Analyst projections estimate roughly S$1,800–2,000 per sq ft with entry prices from about S$1.20M. These are estimates only — CDL has not released official pricing as at July 2026. Register on this site to receive the official price list on release.

When is the Wynwood Grand launch or preview date?

The target preview is Q4 2026 (est.), to be confirmed by CDL's official announcement, with estimated TOP around 2029–2030.

Does the 5-year or 10-year MOP apply to Wynwood Grand?

The old 5-year Minimum Occupation Period applies, because the land tender closed in August 2025 — before the May 2026 policy change that introduced a 10-year MOP for future GLS EC sites. Privatisation (resale to foreigners) occurs at 10 years from TOP.

Is the Deferred Payment Scheme available at Wynwood Grand?

Yes. As an old-rules EC, Wynwood Grand retains Deferred Payment Scheme availability. The DPS has been removed for all EC sites tendered after May 2026, making this one of the last launches to offer it.

Who is eligible to buy Wynwood Grand EC?

As at July 2026: a household gross income within the S$16,000/month ceiling and an eligible family nucleus of SC+SC or SC+PR (no PR+PR or foreigners at launch). Eligible first-timers may qualify for a CPF Housing Grant of up to S$30,000. Always verify current rules at HDB.gov.sg.

How many units are allocated to second-timers?

30% of units at launch — the old allocation. Wynwood Grand is one of the last five ECs with this split; future GLS ECs shift toward ~90% first-timer allocation with a two-year lockout for second-timers, which is expected to concentrate second-timer demand on this project.

Which schools are within 1km of Wynwood Grand?

Innova Primary School is confirmed within 1km via MOE SchoolFinder (July 2026 query). Si Ling, Woodgrove and Woodlands Ring Primary are approximately within 1km, with several more in the 1–2km band — but Phase 2C distance is measured from your registered address, so verify each school's distance for your specific unit before relying on it.

How does the RTS Link benefit Wynwood Grand residents?

Woodlands North (TE1), two MRT stops from the site, will be the Singapore terminus of the JB–Singapore RTS Link — a ~5-minute driverless ride to Bukit Chagar, Johor Bahru with single-point immigration clearance. Passenger service is officially targeted for December 2026 (subject to change; some sources flag possible slip to early 2027).

Is wynwoodgrands.sg the official CDL website?

No. This is an independent project information and marketing site operated by Jamus Lee (CEA Reg. No. R065771E), a salesperson with ERA Realty Network Pte Ltd. All estimated figures are analyst projections, and official details will be reconciled against CDL's factsheet on release.
