Analyst projections place Wynwood Grand's launch pricing at roughly S$1,800–2,000 per sq ft (est.), with entry quantums from about S$1.20M (est.) for the smallest three-bedroom layouts. These figures follow from the land cost: CDL paid S$360.9 million, or about S$782 per sq ft per plot ratio (est.) — the record EC land rate at the August 2025 tender. Between 2015 and 2025 average EC land costs rose roughly 172%, from about S$287 to S$782 psf ppr (est.), and every EC launched along that curve has so far seen its pricing validated in resale. The comparable is instructive: CDL bought Lumina Grand's land at ~S$626 psf ppr, launched at ~S$1,450–1,500 psf, and by mid-2026 units traded at S$1,309–1,606 psf. Is S$1,800–2,000 psf expensive for a Woodlands EC?

Anchor the question in land economics rather than the district's history. Northwave launched at ~S$830 psf in 2016 off land at S$566 psf ppr; Wynwood Grand's land alone costs S$782 psf ppr (est.) — the land cost is the floor, not the ceiling. What the record bid prices in is the full Woodlands transformation: an operational Thomson-East Coast Line, the Woodlands Health Campus next door, the Regional Centre's growing job base, the North-South Corridor, and the RTS Link targeted for December 2026. It also prices in scarcity — the first Woodlands EC in a decade, and one of the last five nationwide with a 5-year MOP. The estimated ~S$1.20M entry quantum still sits meaningfully below private condominiums in precincts with comparable connectivity. Whether it fits you depends on MSR loan sizing — run the numbers before launch day.

How does the 30% MSR cap affect Wynwood Grand affordability?

Executive Condominiums are financed under the Mortgage Servicing Ratio, which caps monthly repayments at 30% of gross household income — stricter than the TDSR framework used for private condominiums. At an estimated S$1,800–2,000 psf and entry from ~S$1.20M (est.), households near the lower end of eligibility may find their maximum loan constrained, requiring more CPF and cash upfront.
